Of course we customize our plan for each home, but here are the basic guidelines we follow.
Who We Are
1. You will be hiring a respected firm, RE/MAX Advantage.
2. We offer a team approach; we pride ourselves in having full time licensed brokers working directly for you to help you make your real estate transaction as smooth as possible.

Market Analysis & Pricing
4. Prior to listing your home, we will discuss what is going on in the current market. We will review other active listings (your competition) as well as those expired, “in” contract, and closed properties. We will discuss the strengths and weaknesses with selling your home.
5. We will give you all the statistics showing the market increases and declines since 2004. We can do this for every zip code, town and school district.
6. Also prior to listing, we will agree on a pricing strategy to get your home sold in the least amount of time, for the highest price in the present market.
7. We will be upfront and honest with you on the pricing.
Getting Ready
8. We will review with you any permits, co’s, etc. that will be needed for the sale of your home.
9. We have access to professionals that can assist you in attaining any permits required.
10. We will tour your home and discuss any staging tips that will enhance the showings of your home.
11. Photos will be taken both inside and out. We will take as many as 100 pictures to get it “just” right. The first impression is the most important. When your home first appears on the internet we want it perfect from the very first day. Please read "First Impressions - You Don't Get A Second Chance."
12. We recommend a "pre-home inspection" for all our properties. Any minor problems, if any, can be addressed prior to any buyer having his own home inspection.
Marketing
13. 92% of the buyers start their home search on the internet. With our expertise in technology, we will assure your property receives maximum internet exposure. Please check out our article titled ”Where Do 92% of the Buyers Start Looking”
14. Your property will be listed with the Multiple Listing Service (MLS) with a full set of pictures.
15. A virtual tour will be prepared just for your home.
16. Specially designed property flyers will be created and displayed in a brochure box.
17. 100 laminated postcards will be sent to your neighborhood.
18. A professional flyer will be emailed to a database of 400+ agents in the area.
19. An additional flyer will be sent to our own extensive data base of buyers.
20. A sign is placed on your lawn with our contact information and our website rider.
21. Print media will be chosen appropriately. Your home will be listed 24/7 on BethSellsTheValley.com
22. In addition to MLS, your home will be on many other internet sites such as: remax.com, remaxadvantageva.com, realtor.com, craigslist.com, yahoorealestate.com, trulia.com, zillow.com, to name just a few.
23. A Brokers Open House will be held on a Thursday or Friday for the local agents to view your home.
24. Public Open Houses will be held on a Saturday or Sunday.
Communication
25. We will set you up with your own website so you can follow the internet activity on your home as well as other homes on the market.
26. All appointments will be made through our receptionist. All appointments are automated through our Showing Desk system. We will receive an email immediately when an appointment is made.
27. A follow up email will be sent to any agent showing your home to get feedback.
28. Any agent not responding to our feedback email will get a personal call from us.
29. We will keep you informed weekly of any and all feedback.
30. We will evaluate periodically the activity and market conditions affecting the sale of your home.
The Sale
31. All buyers will be pre-qualified.
32. All offers will be presented along with all the terms.
33. We will negotiate on your behalf to get you the highest possible price for your home.
34. We will be present at any engineer inspection that will be done by a potential buyer.
35. We will facilitate the signing of a formal contract between all parties and attorneys.
36. We will follow up on a regular basis with the mortgage lender for the progress of the buyer’s loan.
37. We will meet the appraiser that is required by the lending institution.
38. When a closing date is set, we will schedule walk thru for the buyer.
39. We will attend the closing.
